Why buy property in Mauritius?

Mauritius gives international buyers regulated ways to own eligible property, from coastal apartments and resort residences to smart-city homes and private villas. Many approved projects offer freehold ownership, and properties can be used for personal stays and, where rental permissions allow, for short or long-term rental. A purchase of at least USD 375,000 in an eligible scheme may also qualify the buyer for a residence permit. Tourism supports demand: Mauritius welcomed over 1.4 million visitors in 2025, 3.9% more than in 2024. The official residential property price index more than doubled since 2023. International buyer interest is concentrated around Grand Baie, Black River, Tamarin and Flic en Flac, while the East offers a distinct alternative centered on golf and resort living. How much does it cost to buy and own property in Mauritius?

The purchase price is only part of the budget. Before you choose a home, it helps to know what you’ll pay in taxes and fees, and what it will cost to own each year.

At purchase: Plan for approximately 7% on top of the purchase price. This includes 5% registration duty and around 1.5–2.5% for notary and legal services. For a €300,000 property, this would be approximately €21,000. Bank and currency-conversion charges, furniture and financing costs are extra. We’ll confirm the exact costs for your chosen property. After purchase: Regular costs usually include development or resort fees, utilities, insurance and property maintenance. Villas may also require private pool and garden maintenance. If you rent out the property, additional costs may include management, booking-platform fees, cleaning, guest supplies, required licenses and tax on rental income. We’ll provide you with expected fees and prepare a budget for the specific property. Before you reserve: We’ll prepare a clear estimate of the total purchase cost, annual running expenses and potential rental income.

Personal use or rental of your property in Mauritius?

You may want to use your holiday home with your family during school breaks, spend longer periods by the sea, or rent it out while you’re away. It helps to decide how you’ll use it before you start looking, because this affects the choice of location, development, and property.

For you and your family: We’ll consider your preferences, the development’s amenities and facilities, nearby beaches, and local services to find a property that suits your lifestyle. For personal use and rental: New-build properties can be used for your own stays and, if the project rules allow it, rented out. Short-term holiday rentals require approval from the Mauritius Tourism Authority, which may only be obtained after the property is completed. Depending on the development, the application is handled by the owner, rental operator or management company. Before you reserve, we’ll check the project’s rental rules and approval process. Professional management and rental: If you’re interested and the property is suitable for rental, we’ll connect you with a trusted local partner. They’ll handle listings on Booking.com and Airbnb, pricing, reservations, guest communication, cleaning, and maintenance.

Frequently asked questions about buying property in Spain

Can foreigners buy property in Mauritius?

Yes, but not every property is available to foreign buyers. In new-builds, noncitizens can buy eligible homes through approved schemes such as the Property Development Scheme (PDS), IRS, RES, Smart City Scheme, or qualifying G+2 apartments—apartments in buildings with a ground floor and at least two upper floors. The Economic Development Board (EDB) handles purchase approval; some G+2 cases also require Prime Minister’s Office approval documents. We’ll confirm eligibility and the required approvals before you reserve it.

Are properties in Mauritius freehold?

The new-build properties Zentima offers in Mauritius are freehold, meaning ownership is not limited to a fixed lease term.

Can I get residency by buying property in Mauritius?

Yes. Buying an eligible residential property for at least USD 375,000 can qualify you to apply for a Mauritius residence permit, subject to approval. Your spouse, dependent children under twenty-four and other eligible dependents, such as parents, can also apply. Residency remains linked to your ownership of the property, and family members must continue to meet the eligibility requirements. Eligible homes below this amount do not qualify for this property-based permit. Buying property does not automatically give you citizenship or tax residency.

What are the additional costs of buying a new-build property in Mauritius?

Allow around 7% on top of the purchase price: 5% registration duty and approximately 1.5–2.5% for notary and legal services. Approval fees, bank and currency-conversion charges, furniture and financing costs are extra. We’ll confirm the full estimate for your chosen property before you reserve.

Can foreigners get a mortgage in Mauritius?

Possibly. It depends on the purchase scheme and your financial profile. For new builds under PDS or the Smart City Scheme, the first USD 750,000—or the full price if lower—must generally come from funds transferred from abroad. A Mauritian bank may finance the amount above this threshold. G+2 apartments follow different rules and may qualify for local mortgage financing. All lending is subject to bank approval.

Can I rent out a holiday property in Mauritius?

Yes. The requirements depend on how you plan to rent it out: Short-term holiday rentals: Require approval from the Mauritius Tourism Authority. In a residential complex, authorization from the owners’ association may also be required. Mid-term rentals: Tourist stays lasting several months also require approval. A longer booking does not automatically avoid this requirement. Long-term residential rentals: Must follow the development’s rental rules and applicable tenancy laws, with a tenancy agreement in place. Before you reserve a new-build property, we’ll check its rental rules and the approvals needed for your plans.

What are the annual costs of owning a property in Mauritius?

Regular costs include development or resort fees, electricity, water, internet, insurance and maintenance. Villas may also need private pool and garden care. If you rent out the property, budget for management, booking-platform fees, cleaning, guest supplies, licensing and tax on rental income. Nonresident individuals generally pay 15% on taxable rental income, but the treatment depends on your circumstances. Your home country may also require tax reporting. We’ll prepare a budget for the specific property.

How does buying a new property in Mauritius work?

After choosing an eligible property, you’ll complete reservation documents, buyer verification checks (KYC), reservation contract and the application for purchase approval. Once approval and the required documents are in place, you sign the notarial deed of sale, pay the agreed amount and duties, and the deed is registered. For an off-plan purchase under VEFA, the deed of sale is signed during construction. Further payments follow the agreed building stages, and handover takes place when the home is ready, according to the contract.

Do I need an independent lawyer when buying property in Mauritius?

We recommend hiring an independent Mauritian lawyer to check the contract, ownership, permits, payment terms, guarantees and handover conditions before you commit. Your lawyer should act for you and protect your interests independently of the developer or seller.

How are my payments protected when buying property off-plan or under construction in Mauritius?

For purchases under VEFA, protection includes a notarized contract, payments linked to construction progress and a financial completion guarantee, known as a GFA. This guarantee is designed to fund completion if the developer cannot finish the project. It does not automatically guarantee a refund or on-time delivery. Zentima checks the project’s VEFA documentation as part of our verification process. Your independent lawyer should also review the guarantee, its coverage and the payment schedule before you commit.

Do I pay Zentima for help with my purchase?

No. Zentima’s services are free for buyers. You pay the taxes and fees associated with buying the property, including services provided by your lawyer, notary and mortgage lender, if you use one.

We originally wanted an apartment in Spain, but now we're thinking about the Dominican Republic instead. After talking to the Zentima team, we got a clear picture of what's realistic, and they showed us other options in different countries too. They listened to what we wanted instead of just pushing our original idea. Highly appreciated!
