Why buy property in Spain?
Spain’s climate, travel connections, and choice of coastal destinations make it a popular place to buy a home abroad. In the second quarter of 2026, prices for new homes rose 7.4% year over year, while home prices overall increased by 12.2%. Foreign buyers accounted for a record 15.98% of all purchases. Spain also welcomed a record 96.8 million international visitors in 2025, up 3.2% from the year before. This international interest supports demand for property and rentals, especially in established coastal and island destinations. How an individual investment performs still depends on the location, purchase price, ongoing costs, and rental options. How much does it cost to buy and own property in Spain?
The purchase price is only part of the budget. Before you choose a home, it helps to know what you’ll pay in taxes and fees, and what it will cost to own each year.
At purchase: For a new home, allow roughly 13% on top of the listed price. This includes 10% VAT, the regional AJD tax, notary fees, registration fees, and legal services. For a €400,000 property, that means around €52,000 in additional costs. The exact amount depends on the region, development, and services you need. Furniture and any financing costs are extra. After purchase: Budget for local property tax (IBI), building or resort management fees, utilities, insurance, maintenance, and any taxes for a nonresident. If you rent out your home, you’ll also need to allow for rental management costs. Our recommendation: Before you reserve a property, we’ll put together an estimate of the full purchase cost and expected annual expenses and potential rental revenues.
Personal use or rental of your property in Spain?
You may want to use your holiday apartment with your family during school breaks, spend longer periods by the sea, or rent it out while you’re away. It helps to decide how you’ll use it before you start looking, because this affects the choice of location, development, and property.
For you and your family: We’ll consider your preferences, the development’s amenities and facilities, nearby beaches, and local services to find a property that suits your lifestyle. For personal use and rental: We’ll check whether short-term rental is possible for the property, which local rules apply, and whether the development or homeowners’ association has rules about rentals. Professional management and rental: If you’re interested and the property is suitable for rental, we’ll connect you with a trusted local partner. They’ll handle listings on Booking.com and Airbnb, pricing, reservations, guest communication, cleaning, and maintenance.

Frequently asked questions about buying property in Spain
Can foreigners buy property in Spain?
Yes. Both EU and non-EU citizens can buy property in Spain without being Spanish residents. To complete the purchase, you’ll need NIE number, proof of identity and the source of your funds, and to meet the usual tax and administrative requirements. Non-EU buyers may need prior military authorization for certain properties in designated
What costs will I pay on top of the listed price of a new home?
For a standard new residential property in Spain, allow roughly 13% on top of the purchase price. The largest cost is 10% VAT, followed by the regional AJD tax, notary and registration fees, and legal services. The total depends on the region, property, and services you need. Furniture and financing costs are not included in this estimate.
Can I finance my purchase with a mortgage in Spain?
Yes. Some Spanish banks offer nonresidents mortgages of up to 70% of a property’s value. Taxes and other purchase costs are usually paid separately. With 70% financing, plan to have around 45% of the purchase price available in your own funds. You’ll need more if the bank lends a smaller percentage or values the property below the agreed price.
Can I use the property myself and also rent it out short-term?
For some properties, yes, but permission is not automatic. Short-term holiday rentals in Spain must comply with regional and municipal rules. If the property belongs to a homeowners’ association, the association must also allow it. Since April 3, 2025, new tourist rentals generally require approval from three-fifths of the owners, representing three-fifths of the ownership shares. For a property still under construction, permission for short-term rental cannot be guaranteed in advance. It depends on the rules in effect when you apply and the owners’ approval. Developments designed for short-term rental, or joining an existing association that already allows it, may be exceptions. Even then, local rules must allow tourist rentals at the time of application.
What are the annual costs of owning a property in Spain?
Typical costs include local property tax (IBI), homeowners’ association or resort fees, utilities, insurance, and maintenance. Nonresidents generally also owe Spanish nonresident income tax (IRNR), both on rental income and for periods when the home is used personally or left empty. If you rent it out, you’ll also have management, cleaning, and other operating costs.
How does buying a new home in Spain work?
Once you choose a property, you’ll usually pay a reservation fee, complete the buyer verification checks (KYC), and sign a private purchase agreement. If the home is still under construction, further payments follow the agreed schedule. When the home is finished and has its occupancy permit, you pay the remaining balance and sign the public deed of sale before a notary. You’ll usually receive the keys at the same time. After the relevant taxes are paid, the deed is recorded in the Spanish Property Registry, where you’ll be listed as the owner.
What is NIE number, and do I need one to buy property in Spain?
NIE is the identification number Spain assigns to foreign nationals. You’ll need it to buy property, pay taxes, apply for a mortgage, and handle other official or banking matters. You can apply in Spain, through a Spanish consulate, or through an authorized representative. Having an NIE does not give you residency or establish your tax residency.
Do I need an independent Spanish lawyer when buying property?
We strongly recommend one, although hiring a lawyer is not a legal requirement. Your lawyer protects your interests by checking ownership, any claims or debts attached to the property, contracts, building permits, payment schedules, guarantees, and handover terms. They should be independent of the developer and seller. A notary is impartial and does not take the place of your own lawyer.
How are payments protected when buying a home under construction?
Advance payments must be held in a separate account and covered by a bank guarantee or insurance once the building permit has been issued. If construction does not start, the property is not delivered on time, or it does not receive an occupancy permit, you can cancel the contract and request a refund, including taxes and statutory interest. Your lawyer should check the guarantee and payment account before you make a payment.
Do I pay Zentima for help with my purchase?
No. Zentima’s services are free for buyers. You’ll pay the taxes and fees associated with the purchase, as well as the services of other professionals, such as your lawyer, notary, or mortgage lender.

We originally wanted an apartment in Spain, but now we're thinking about the Dominican Republic instead. After talking to the Zentima team, we got a clear picture of what's realistic, and they showed us other options in different countries too. They listened to what we wanted instead of just pushing our original idea. Highly appreciated!
