Mortgages in Cyprus for Foreign Buyers

Last updated: November 2026 Planning to buy a new-build property in the Republic of Cyprus? If you want to finance part of the purchase, a mortgage from a local Cypriot bank is one option to consider. The terms and amount you can borrow depend on your financial circumstances, whether the property will be a holiday home or permanent residence, and the bank’s lending criteria. It is worth exploring your financing options early, ideally before you start viewing properties. This can give you a realistic purchasing budget and help you focus on properties that fit your financial plans. Can Foreign Buyers Get a Mortgage in Cyprus? Yes. Cypriot banks also provide mortgage financing to foreign buyers. EU residents generally face a more straightforward application process than buyers from outside the European Union. The bank will assess your overall financial position, including your income, existing debts and regular expenses, to determine whether you can comfortably afford the repayments. It will also assess the property, as its value and type will serve as part of the loan security. How you intend to use the property also matters. A holiday home may come with different lending conditions from a property purchased as a primary residence. How Much Can You Borrow for a Property Purchase in Cyprus? The amount a bank is willing to lend largely depends on whether you are buying a permanent residence or a holiday home. For a primary residence, financing can reach up to 80% of the property’s value. For a holiday home, the maximum is generally up to 70%. In either case, you will need to cover the remaining balance from your own funds. The amount approved depends on the bank’s criteria, your financial circumstances and residency status. For example: Imagine buying a new holiday property for €300,000, excluding VAT. With a 70% loan-to-value ratio (LTV), you could potentially secure a €210,000 mortgage. The remaining €90,000 would need to come from your own resources or another source of financing. Your deposit is not the only upfront expense. You will also need to account for additional purchase costs, including 19% VAT, legal fees, any applicable bank charges and the cost of furnishing the property. What Mortgage Interest Rates Are Available in Cyprus? Mortgage interest rates in Cyprus typically range from 3.5% to 5% per year. The rate offered depends on the lender, the mortgage product and your individual financial profile. You will generally have a choice between a fixed and a variable rate. A fixed rate stays the same for an agreed period, making monthly payments more predictable. A variable rate can change during the mortgage term, so payments may increase or decrease as interest rates move. Does Your Age Affect the Mortgage Term? Your age can affect the mortgage term available to you. Some Cypriot banks require borrowers to repay the mortgage in full by age 65. Others may allow repayment until age 70, subject to certain conditions. The maximum repayment age and term ultimately depend on the lender’s policies and your ability to meet the repayments. Can You Use an Existing Property to Finance a Purchase in Cyprus? A mortgage in Cyprus is not your only financing option. If you already own a property in your home country, you may be able to use it as security for a loan and put the funds toward a purchase in Cyprus. Depending on the country and lender, this may be a non-purpose mortgage or a similar property-backed loan. Unlike a standard purchase mortgage, the funds are not necessarily tied to a specific property. This could be an alternative to borrowing from a Cypriot bank or help cover part of the purchase price, subject to your bank's lending criteria and approval. What Other Costs Should You Budget For? The purchase price is not the only expense to consider when buying a new-build property in Cyprus. The standard VAT rate for holiday homes is 19%. A reduced rate of 5% may apply to properties purchased as a primary residence, provided the relevant legal conditions are met. You should also budget for legal services, potential bank charges and a property valuation if you are applying for a mortgage. As a general guideline, legal fees typically account for around 1% to 1.5% of the purchase price, depending on the scope of services. Set aside a separate budget for furnishing the property as well. Questions to Ask Before Reserving a Property Before committing to a property and signing a reservation agreement, make sure you understand the following: Your potential mortgage amount How much is the bank likely to lend you based on your financial circumstances and the property you have chosen? Your available funds How much will you need to contribute towards the purchase price, and do you have enough to cover the additional costs? Access to Mortgage Funds When will the bank release the funds, and what interest rate and conditions will apply? Repayment terms What mortgage term can you qualify for, and what will your monthly repayments and interest conditions look like?
